What Counts as a Plumbing Emergency?

The simplest rule we give people on the phone: if you can’t stop it or control it, it’s an emergency. Call us right away if you have:

  • Water flooding your home or business
  • A toilet overflowing, or one that won’t stop running onto the floor
  • Water backing up into your bathtub, shower or floor drain
  • Water dripping or pouring through a ceiling
  • A burst pipe or broken water line you can’t shut off
  • A sewer backup
  • No water at all in a restaurant, shop or other commercial space

A quick way to judge a leak: watch the puddle. If it isn’t growing, you probably have time. Put a bucket under it and book a regular visit. If it’s growing, it’s time to call.

What Can Wait Until Business Hours

A lot of people see water and panic, which is completely understandable. But not every plumbing problem needs a truck at 2am, and an after-hours visit costs more. These can usually wait:

  • Replacing a faucet, toilet or shower head
  • A single clogged toilet, when nothing is backing up anywhere else and nothing is flooding
  • A toilet that seemed clogged but has since cleared itself
  • Any plumbing work you’d simply like done at a convenient time

Not sure which side of the line you’re on? Call or text us and describe what’s happening. We’d rather talk you through it than have you guess.

What Happens When You Call Us at 2am on a Sunday

Here’s what actually happens when you call our emergency line:

  1. We answer. A real person picks up. It’s not an answering service that calls you back in the morning.
  2. We triage the call. We ask what’s happening so we can send the right response and give you instructions for the next hour.
  3. We reach the on-call technician. Our goal is to have everything organised and the technician ready to go within about 30 minutes.
  4. We’re on site within one to two hours. It depends on where you are and travel time. Late at night, once rush hour has cleared, we can reach most of the Lower Mainland in 45 minutes to an hour. Langley, Pitt Meadows and Maple Ridge are usually fastest, because that’s where our team is based.
  5. We stop the damage first, then fix the cause. Once the water is under control, we find what caused it and tell you exactly what we found.

What to Do While You Wait for an Emergency Plumber

The first few minutes matter most. Here’s what we’ll walk you through on the phone:

If a water pipe has burst or is leaking

  • In a house, townhouse or duplex: shut off the water at the main. We’ll talk you through finding it if you’re not sure where it is.
  • In a condo or apartment with its own shut-offs: use those. If you can’t shut the water off without affecting other units, tell us, because that on its own makes it an emergency.
  • Contain what you can with buckets and towels, and move valuables away from the water.

If drains or toilets are backing up

  • Stop using all fixtures. No flushing, no sinks, no showers, no dishwasher or washing machine. Many people don’t realise that running water anywhere in the building can make a backup worse.
  • On one commercial call, a downstairs toilet was clogged and water was coming up through the floor drain, the lowest point in the building. A manager told us the upstairs toilets were “working fine”. They were, but only because all of that water was coming out downstairs.
  • In an apartment building: if your unit is backing up, the units above you and beside you need to stop using water too. That’s usually the fastest way to limit flooding. Someone may need to go door to door.

If you’re in a strata building, apartment or business

  • Contact your landlord, strata or property manager right away.
  • Have keys ready and make sure we can reach mechanical rooms, parkades and cleanouts. The buildings we work with regularly give us keys, but in an emergency that often isn’t the case.
  • If the backup seems to be coming from the street, especially during heavy rain, contact the city as well as calling us.

Emergency Plumbing in Condos, Strata and Commercial Buildings

A plumbing emergency in a multi-unit building is a different job from one in a detached house. The problem often starts in one unit and shows up in another. Water from a failed fitting upstairs can travel along joists and appear as bubbling paint in a ceiling below. In one Richmond apartment building, a tenant’s ceiling was filling with water. We traced it to the unit above, where a broken plastic threaded nipple behind the bathtub spout leaked every time the shower ran. We replaced it with brass, reinstalled the spout and sealed it.

For businesses, the stakes are different again. No water or a backed-up washroom can shut a restaurant or shop for the day. We work with strata councils, property managers and commercial clients across Metro Vancouver. We know how to coordinate access, notify the right people and keep other units from making it worse.

We’re Ready to Drop Tools and Go for Any Plumbing Emergency

  • Burst pipes and broken water lines
  • Overflowing or clogged toilets and drains
  • Sewer backups and flooding
  • Leaks under sinks, behind walls or from faucets
  • Sump pump failures and drainage issues
  • Frozen pipes and no-water emergencies
  • Hot water tank failures and boiler issues

If a backup is caused by a blocked line, we clear it on the spot, often with a drain camera to find exactly where the blockage is. See our drain cleaning in Vancouver page for how we handle recurring clogs once the emergency is over.

What an Emergency Plumber Costs After Hours

After-hours emergency work costs more than a regular daytime visit. Emergency calls are billed at time and a half, with a minimum charge that depends on the time of night. We’ll tell you the rate before we start, so there are no surprises on the invoice.

For a real emergency, the premium is almost always smaller than the cost of letting water keep running. If your problem can safely wait until morning, we’ll tell you that too.

Emergency Plumbing FAQs

What qualifies as a plumbing emergency?

Anything you can’t stop or control: flooding, an overflowing toilet, water backing up into a tub or floor drain, water coming through a ceiling, or a burst pipe you can’t shut off. For businesses, having no water is an emergency too.

For a true emergency, we aim to have a technician ready within about 30 minutes and on site within one to two hours, depending on travel time. Late at night, most of the Lower Mainland is 45 minutes to an hour away.

Stop the water. Shut off the main in a house, or your unit’s shut-off in a condo. If drains are backing up, stop using every fixture in the building. In an apartment, ask the units above and beside you to stop using water, and contact your property manager.

Usually not, if it’s a single toilet and nothing is backing up anywhere else. It becomes an emergency when it’s overflowing, or when water is coming up through other drains

Yes. After-hours emergency work is billed at time and a half with a minimum charge. We give you the rate up front, before any work starts.

One drain seems fine, but water comes up through a lower drain somewhere else, usually a basement tub, shower or floor drain. Gurgling in one fixture when you use another is another warning sign. If several drains act up at once, the problem is likely in the main line.
